These Terms & Conditions govern your use of the Oramo Real Estates website and platform. By accessing or using Oramo Real Estates, you agree to use the platform responsibly and in accordance with these terms and any applicable laws.

Oramo Real Estates is a housing discovery platform designed to help students and other accommodation seekers discover properties and help property owners present accommodation to prospective tenants. Oramo Real Estates provides the platform through which information can be discovered and enquiries can be facilitated.

You agree to use Oramo Real Estates only for legitimate housing-related purposes. You must not use the platform to:

• Submit information that you know to be false, misleading or materially inaccurate.
• Impersonate another person or misrepresent your relationship with a property owner or organisation.
• Attempt to gain unauthorised access to accounts, systems or data.
• Interfere with the normal operation, security or availability of the platform.
• Use Oramo Real Estates for unlawful, fraudulent, abusive or harmful activities.

Some Oramo Real Estates features may require an account. Where you create an account, you are responsible for providing accurate information and keeping your login credentials secure. You should notify Oramo Real Estates if you believe your account has been accessed without authorisation.

Property owners and authorised representatives are responsible for the information they submit when creating listings. Listing information should be accurate, current and presented in a way that does not intentionally mislead prospective tenants.

Property information may include photographs, rent, location, property type, amenities, availability and other details relevant to accommodation.

Where Oramo Real Estates identifies a property or account as verified, the verification status indicates that certain information or aspects of the listing have been checked according to Oramo Real Estates's verification process. Verification should not be interpreted as an unconditional guarantee regarding the property, landlord, tenancy arrangement or future condition of the accommodation.

Information displayed on Oramo Real Estates is intended to assist users in discovering and comparing accommodation options. Students and other prospective tenants should independently confirm important information such as rent, availability, location, utilities, security, tenancy terms and property condition before entering into an agreement.

Oramo Real Estates may facilitate communication or enquiries between prospective tenants and property owners. Oramo Real Estates is not automatically a party to any tenancy, lease, payment arrangement or other agreement entered into between those parties. Users are responsible for communicating clearly and exercising appropriate caution when arranging viewings, payments or tenancy agreements.

Unless expressly stated otherwise for a particular Oramo Real Estates service, Oramo Real Estates does not itself constitute a landlord or tenant and does not automatically control transactions between property owners and prospective tenants. Users should verify payment instructions and tenancy terms before transferring money or entering into an agreement.

All users are expected to act honestly, respectfully and responsibly when using Oramo Real Estates.

• Protect your account credentials and personal information.

You must not submit content that is unlawful, fraudulent, defamatory, abusive, discriminatory, threatening, deceptive or otherwise harmful to Oramo Real Estates or its users. Oramo Real Estates may remove content or restrict accounts where there is a reasonable basis to believe these requirements have been breached.

Unless otherwise stated, the Oramo Real Estates name, branding, interface, software, design elements and original platform content are protected by applicable intellectual property rights. You may use the platform for its intended purpose but may not reproduce, modify, distribute or commercially exploit protected Oramo Real Estates materials without appropriate permission.

Property listings and other information may be supplied by third parties, including property owners or representatives. Oramo Real Estates does not guarantee that every piece of third-party information will always be complete, accurate, current or available. Users should verify information that is important to their decision.

We aim to keep Oramo Real Estates available and reliable, but we cannot guarantee uninterrupted access at all times. The platform may occasionally be unavailable because of maintenance, technical problems, security measures, infrastructure issues or circumstances outside our reasonable control.

To the extent permitted by applicable law, Oramo Real Estates is not responsible for losses arising solely from inaccurate information supplied by users, agreements made directly between users, property conditions, landlord or tenant conduct, or transactions independently arranged between parties. Users should exercise reasonable care before committing to a property or financial arrangement.

Oramo Real Estates may restrict, suspend or terminate access to accounts or platform features where necessary to protect the platform, its users, property owners or legitimate operations, including where these terms are breached or misuse is suspected.
